Most Anticipated 2017 Dallas Apartments
Dallas is booming right now. There are so many people moving to Dallas in 2017 that you almost can’t build apartments fast enough. Massive buildings that are supposed to take 18 months or more to stabilize are doing it in just under a year. Rents are going up and the job market has been on an upward climb for years now. Two things are almost guaranteed in this market, you can buy a house and watch it appreciate or rent an apartment and watch your rent increase.
With an economic boom you get some perks. Dallas has more apartments under construction then it has ever seen. Due to the demand, investors have been able to take larger risks and are aiming to shock you this year with some insane buildings that will question if you are living in an apartment or a Dubai resort.
These are not ALL the upcoming apartments in 2017 but my favorite eight. My top picks of the sexiest places I am going to be leasing people this year. Maybe even you…
Uptown
M Line Tower
M Line Tower has done a great job of setting itself up to be one of the most sought after high rises in Dallas.
The location sets it up for prime walkability on the corner of McKinney Avenue and Bowen Street. Dallas locals love to support anything that is new and different. This property embraces that notion and will include a trolley station and a free museum on the base level. This will make getting around Downtown to West Village free and easy. The tower will be 20 stories high with a roof top terrace while the opposite side will have a five story wood framed apartment attached to it. Parking will be five levels underground.
They are saying that leasing will start in the second quarter but my gut says that move in’s won’t happen till July or August. Pricing hasn’t been released but I would put money that they are going to start the five story side at $1800 for one bedrooms and the tower will start at $2200 for one bedrooms.
One Uptown
If you haven’t seen or read anything about One Uptown in 2016 then you have missed quite a fun journey to get the building to where it is at now. It’s 20 stories is almost ready to go but with unique design choices, like a glass bottom pool that allows you to swim over the entrance to the parking lot, they will be lucky to have the building done by Summer.
The design of the building is very sexy and new for the Uptown skyline. The location is prime for people that want to be in the middle of the party but don’t want to live at a dated apartment complex. If you haven’t had a chance to tour the property then stop by the temporary office across the street on Routh. I am a sucker for the Fogo De Chao that will be opening at the base of the building.
They are very proud of the building with units under 600sqft for $1700+ starting. One Uptown will be competing with the best properties in town. I am excited to see if they are up for the challenge!
Victory Park
Victory Place Dallas
I like to think of this 25 story high rise as Victory Park’s Skyhouse Dallas’ bigger brother. The building is almost the same in every way but with minor changes here and there. There is better material used for the apartment homes, wrap around patio covers versus the prison bars look at Skyhouse, the roof top pool is more of a hangout pond versus something you can swim in and you get an overall more mature color scheme.
I am a very open Skyhouse supporter and have been for years. I love that this building is almost done and I think it will do very well. The prices listed are very reasonable and there currently a six weeks free special to anyone that moves in March. The studios are starting just under $1400 and one bedrooms just over $1600. If you factor in the special then you are getting in here for less than most midrises on the market!
This property has a couple of challenges to face though. It is blocked in by other buildings. Most people’s view will be of Ascent's windows, the parking garage and the AAC. It is so close to AAC that coming home or leaving will be impossible on game nights. They can overcome all of this by staying very price competitive (Which they currently are).
The website shows that move in’s will start in March. I am hopeful to start leasing people there but expecting a possible month delay since they have not got their Certificate of Occupancy yet.
Ascent Victory Park
This 23 story high rise is slated to open Summer 2017. When you drive by the property you get a sense that they are doing a great job with staying on track to that deadline. I have a feeling that this property is going to be just slightly nicer than Victory Place so that they can take the foot traffic that wasn't sold on the tour there. That being said, they most likely will let VPD open up first for a few months then open around Summer.
Some key features will be the infinity pool that ends over Houston Street, a roof top work out area and the ability to rent a private garage.
I think this will be available around June or July and will probably start at $1750ish for a one bedroom with a month free.
Katy Station
Probably the most anticipated apartments coming this year will be the 30 story tall monster on the Katy Trail. This apartment complex will be one of the tallest places to rent in Dallas. When it is done it should resemble the likes of The Brady, The Ashton and The Jordan.
Pricing or lease dates have not been announced yet but I feel one bedrooms will be around $2000 a month and first people moving in there will be around July or August. There is very few things obstructing the views to this building and it has easy access to get in and out of the building. I feel this will be the spot to live in 2018.
The 23
Not much has been released about this promising 23 story building in Victory Park. As a person that has a view of the construction everyday I will say that I am super excited about this place. It looks awesome and it is going to bring so much to the area. They are saying it will be completed by July but when it is finished it will bring in so much life to the area. Most likely by the end of the year or beginning of next this property will have a Cinepolis luxury movie theater connected to it, a handful of connected shops and will be right across from the AAC. As long as they build ample parking for residents, visitors and all the people that will be coming to the area then they should be set for a super-fast lease up.
I think this place will be very nice but rumor has it that it will start at $3 a square foot. That will put this property in the most expensive tier with one bedrooms starting over $2000.
Deep Ellum
The Case Building
The Case Building is less of an apartment and more of a resilient flag of hope. The Westdale company, who has been a large part of Deep Ellum's growth over the years, went against all odds and said it is about time for Deep Ellum to get a nice new high rise of it's own. While many people think they are crazy for this and Deep Ellum is far from ready to pull in the demand needed to lease up the 17 story twin towers, the group says that they believe in the magic of the area and that this building will bring a new breath of life to the area.
I have to agree with them. I think it is going to be hard to send people and lease them here at first. Over time once the amazing jazz bars, prohibition style lounges and the very exciting sounding restaurants on the ground floor open up then people will fall in love with this place. Land over there can still be bought for much less than in other areas of town and this will show developers to start putting more money into East Dallas. I feel Deep Ellum has a bright future ahead and in 10 years will be the place to be for single and young couples.
Plans are for this building to open before Summer and the shops to open around the same time. No pricing out yet but I feel that since this is more of a social experiment that prices should stay at or around $2.30 a square foot.
Klyde Warren Park
The Park District
I had to save the biggest and baddest for last. This is going to be the largest mixed use building in the Downtown/Uptown area. The building has two towers. The office towers will be 19 stories tall while the residences will be one of the tallest apartments in Dallas at 32 stories high. The whole project itself will be sitting on a 3 acre lot. When it is done it will have more common and living space than any other building of it’s kind around Dallas.
This property will have all the bells and whistles, 10/11 foot high floor to ceiling windows, top of the line build out and the best views of Downtown that can never be obstructed (Unless they build something on top of Klyde Warren Park).
Expect this building to set a new price point in the market (around $3+ a square foot). I am feeling that first move in’s will be in the Fall and one bedrooms will be around $2300ish starting.
